SUPREME TITLE COMPANY - SETTLEMENT PROCESS
The goal of Supreme Title Company is to ensure that your closing runs as smoothly as possible. The following is a checklist of our responsibilities that must be satisfied during the process.
Order and Examine Title Search. Review of title by attorney
Order location survey (purchase only)
Obtain pay-offs, judgment liens, real estate commissions, HOA and Condominium fees
Coordinate closing date with lender and all parties to the transaction
Prepare title insurance binder for lender to review
Receive and prepare loan closing package from lender
Determine funds required for closing and relaying that information to borrower and real estate agent
Conduct closing at location of your choosing
Disburse funds at closing pursuant to the settlement statement
Pay all remaining bills required from settlement and forward executed loan papers back to lender
Hand carry legal documents to appropriate land records office for recordation
Issue final title policies to lender and purchaser
Ensure all releases of mortgages are obtained and recorded
File are electronically stored to be available immediately should questions arise after closing.
